Who this suits

A completed project, land plus build, is typically $1.5 to $2 million.

Around $600,000 of that is your contribution, in cash, usable equity or a combination. The balance is borrowed against the asset.

That $600,000 is a floor, not a target, and having it does not on its own mean the borrowing works. Your household has to service the balance alongside everything else it is already carrying.

Usable equity is the part of your existing property equity a lender will let you draw on. It is usually less than the total.

The education is free and open to anyone. The $600,000 is what a project needs. It is not what the material costs, and not a promise that you qualify for.

Once you’ve completed the Core requirement, reviewing any 9 of the 13 modules, you’ll unlock the opportunity to have a conversation with one of our founders.

About Harmony

Why we give this away

We would rather have fewer, better conversations. Publishing what we know costs us very little, and it means the people who do come to us have already worked out whether this suits them. A good number will conclude it does not. That is a result, not a loss.

We build in Victoria only. Melbourne’s middle ring, Frankston and a smaller area around Geelong. How we are paid is explained inside the material, plainly, before anyone has to ask.

A comprehensive set of education modules that tells you everything

A project is $1.5 to $2 million. 13 short modules understanding it is not much to ask of yourself. If it talks you out of it, it has done its job, and we will consider that a good outcome.

Is it free?+

Yes. If you later choose to engage Harmony to deliver a project, that is a separate paid service, explained inside the material.

How long does it take?+

About an hour of video or reading for the core. Take it over several visits if you prefer. More reference material is there for anyone who wants it.

Will someone call me?+

No. Registering opens the material and does nothing else. If you decide you would like to talk to us, you complete a short position statement and book a time.

Do I need $600,000 to use the education?+

No. The $600,000 is what a project needs, not what the material costs. Anyone can work through it, including people who are two years away, or who will never proceed.

Can I speak to Harmony?+

Yes. Finish the core and complete the position statement first, so the conversation is about your circumstances rather than the basics.

Where are the properties?+

Victoria only: Melbourne’s middle ring, Frankston and a smaller area around Geelong. You do not have to live where you build; investors elsewhere in Australia are welcome. If you are based overseas, ask us before you start, because different rules apply to foreign buyers.
